My old Excel workflow still beats the new AI tool for listing comps
I spent a month feeding property data into one of those AI analysis platforms and it kept missing local market quirks, like the school boundary shift last spring. Tried a simple pivot table approach that I used back in 2018 with the same MLS export, and it nailed the price range in under 10 minutes. Anyone else find that the older methods just work better for your specific niche, or am I just set in my ways?
Did the same thing last year with a 400 unit run in the east side. The tool kept pulling comps from across the highway even though that boundary went in back in 2022 and prices on one side run about 40k lower. I ended up writing a lookup for the parcel map and did the filtering myself, took maybe 15 minutes and matched what I already knew. The AI is fine for broad strokes but it has no clue about the little stuff that actually moves price. Keep your pivot table and save yourself the headache.
