Hit 200 rehabbed doors last month and something clicked
I've been flipping houses on the side for about 18 months now, mostly in older neighborhoods around Minneapolis. Last month I finished up my 200th door that had that old hollow core 1980s look, sanded it down, fresh paint, new hinges. What surprised me was the math - those 200 doors cost me maybe $30 each in materials, but they added around $150 to the sale price per door in the final appraisal. That's like $24,000 in value from just doors alone, no joke. I always knew small details mattered but seeing the actual numbers made me rethink how I spend my time on a flip. I used to get stuck on big kitchen remodels but now I'm way more focused on the little finishing touches. Has anyone else tracked small repairs against final appraisal and found something that surprised you?

200 doors in 18 months and I can barely get my own front door to close without kicking it. That math is something else though, $24,000 from just doors makes me wonder how many thousands I've left on the table by skipping cheap upgrades. I painted all the trim in my last flip a nice bright white and the buyer mentioned it three times during the walkthrough, so your numbers line up with my gut feeling on this stuff.
