My custom container home roof in Austin leaked after 8 months

I paid $4,200 for a flat roof sealant that was supposed to last 10 years, and last week during a storm water poured right through the seam between two containers, so now I'm ripping it off and going with a pitched metal roof instead, has anyone else had luck with that swap?

Honestly, my buddy tried that whole flat roof thing on his container place outside San Antonio. He had a company come out and spray some rubber coating, but a year later the corner started peeling and water got into the wall foam. He ended up ripping it all off and putting a simple metal shed roof on top with a 4/12 pitch, and he says it's bone dry now even after those big hailstorms last spring. Ngl, I think pitch is the only way to go with those box seams.

Ngl, I used to be one of those "flat roof with good coating is fine" guys, but hearing about his peeling issue after just a year kinda flips the script for me. I'm starting to think pitch is worth the extra work and money, especially with Texas weather.
